Zillow says your house is worth how much? Well, if Zillow says it, then it must be true right?

Zillow will give you a Zestimate of your home's value, but how accurate is that number?


Zillow gets its information from the municipal office responsible for recording real estate transactions in your area. The information they provide is public information gathered from county records. So why do you not want to go off a Zillow estimate to price your property?


The fact is a lot of times the Zillow estimate is inaccurate. Zillow is valuing homes with an online data algorithm, with no physical walkthrough or neighborhood assessment.


How can Zillow give you an accurate sale price for your home without seeing the property and what it has to offer?


The truth is they can't. That's why, when you are ready to put your home on the market, you will wanna work with an agent, who can accurately price your home to get you top dollar.

I will look at upgrades your property has, and what it has to offer compared to other similar properties in the area. So let me show you the information I to take into consideration when I compose a CMA, also known as a Comparative Market Analysis. I collect all the data I can about the property during a walkthrough, I gather tax information. I review your home's previous sale and listing data. I examine the recent comparable sales and the comparable properties currently for sale. Also, I check out the micromarket trends of your property or in other words, I keep in mind what is happening in the neighborhood.


For instance, maybe there's new business development being constructed in town, or the Metro is expanding to your city. I put all the pieces of your comparative market analysis together into a final product to present to you. This process will give you as the seller, a more accurate picture and help determine the best list price for your home.


Overpricing is the number one reason a house fails to sell, even in this market. That is why a proper CMA is important.
